What is exterior drain tile?

Exterior drain tile is a perimeter drainage system installed against the outer face of the foundation footing during the initial excavation and construction phase. Typically made of plastic or ceramic pipe with drainage holes or slots, it sits in a bed of gravel at the base of the foundation wall and collects water as it migrates through the soil around the home.
The system works by gravity, channeling groundwater and hydrostatic pressure laterally away from the footing toward a discharge point, sump pump, or daylight outlet. This prevents water from building up against the basement wall and forcing its way through cracks, mortar joints, or the foundation itself.
Exterior tile differs from interior drain systems in a critical way. Interior tile is installed inside the basement, running along the floor perimeter, and captures water only after it has already breached the foundation. Exterior tile intercepts water before it reaches the structure, making it a preventive approach rather than a remedial one.
Many older homes in Rock County, particularly those built before the 1960s, lack exterior drain tile entirely. Building codes and construction practices did not require it at the time, and basements were often not viewed as living spaces. Homes without exterior tile are far more vulnerable to water intrusion during heavy rains and spring thaw, especially in areas with poor natural drainage or high water tables. Retrofitting exterior tile requires excavation and is significantly more involved than interior installation.
