What is bentonite waterproofing?

Bentonite waterproofing is a clay-based system applied to foundation walls that swells when wet, creating a self-sealing barrier against groundwater infiltration.

Bentonite waterproofing relies on sodium bentonite clay, a natural mineral that expands dramatically when exposed to moisture. The clay is either prefabricated into rigid or flexible panels or applied as a liquid spray directly onto exterior below-grade foundation walls. When groundwater reaches the bentonite layer, the clay absorbs water and swells to multiple times its original volume, compressing into a dense, impermeable seal that blocks further water penetration.

This method works without active pumping or drainage systems. The swelling action itself is the defense, making bentonite particularly useful in Rock County foundations where seasonal groundwater and hydrostatic pressure are common concerns. The system performs best when installed on clean, properly prepared concrete or masonry surfaces before soil backfill.

Bentonite panels typically come laminated to geotextile fabric for easier handling and installation. Spray applications dry to a protective layer that awaits activation by water contact. Once activated, the material maintains its seal as long as the bentonite remains in place and moist conditions persist. For foundation walls facing active seepage or high water tables, bentonite often pairs with exterior below-grade waterproofing systems to provide redundant protection.
